But discretion is not just a lawyer's legal obligation. It is the foundation of trust upon which we build our relationship with you. Administrative courts assess not only the substantive correctness of a decision but also compliance with procedural requirements. Every formal error can lead to the revocation of a permit and the necessity to repeat the entire process. We have experience with administrative courts at all levels, including the Supreme Administrative Court. We know what courts prioritize and how to formulate arguments to achieve the desired result.
We often deal with situations where clients own land that is not buildable under the current zoning plan, or can only be developed to a very limited extent. We help them find a way to obtain the necessary zoning status through amendments to the zoning plan.
We coordinate the entire zoning plan amendment process. Every affected authority has its own requirements, and we know how to meet them. Every zoning plan amendment is both a political and a legal challenge. It often requires a delicate balance of interests; a lawyer must know when to wait and when to push.
Land due diligence is more than just a formality. Easements, liens, or discrepancies in the land registry—every detail can stall a project or drive up costs. We identify risks before you even break ground.
Few construction projects go exactly according to the original plan. Technical complications, changes in investor requirements, or budget adjustments are common. However, every change can require additional permits, and every permit means delays. That is why we have established procedures for the most frequent types of changes. We know what can be resolved with a simple notification, what requires an additional permit, and what needs to be handled differently.
Development in heritage zones follows its own specific rules. What might seem like a minor change can require approval from the heritage authority. If you carry out construction differently than permitted, it can lead to work stoppages and issues with final building approval.
We have experience with projects that ran into trouble due to unauthorized changes during construction. In such situations, you need to act quickly—to obtain additional permits, negotiate with authorities to continue work, and prepare documentation for the final approval of the modified structure. Even so, our experience shows that it is always best to coordinate with the National Heritage Institute in advance.
